The nature of our real estate market is that is goes through cycles. Right now we are in a steep downturn, resulting in increased foreclosure rates for homeowners. Foreclosure on a home is a very sad and distressful event for any homeowner, causing them to sometimes lash out in ways they normally wouldn’t. Sometimes a homeowner will not properly maintain their home due to lack of finances. Other times, an angered homeowner will cause damage to a house on purpose. Damages can be obvious like a broken wall fixture or appliance, or hidden, such as putting cement in a drain.
A comprehensive home inspection is vital when purchasing a foreclosed or bank owned property due to potential damage caused by the previous homeowner. Some lenders and even auction houses will only get a simple pre-assessment for a house, which only gives them information about how to make the property “presentable” for sale.

There are many different groups of people the buyer will have to be in contact with in order to get their new house in order, all of whom will say whatever they need to in order to sell the property.
